The national
and the state highways which forms the arteries of our country are increasingly
pulling more and more real estate developers towards them to develop more and
more near such highways and attract consumers. These highways form the
mainstream of the transport corridors of the country and are inevitably sources
for the movement in the country.
There are
different perspectives which are leading to increased real estate development
around these highways. There are three different perspectives to examine this
trend: The state, the real estate developer and the consumer.
The state is
vested with the duties to provide the basic infrastructure and inevitably the
state falls short of revenue for that. The easy solution to tackle this issue
is to develop along the highways which have two clear benefits: first, the accessibility improves which in
turns favors commercial/ industrial activity. Second, as traffic increases, it
improves toll collection and returns.
The real
estate developers are finding the highways much attractive as these corridors
have incumbent industrial development which in turn demands housing and the
hurdles of executing the project diminishes due to easy accessibility.
As far as
consumers are concerned they are the happiest party in these transactions as
accessibility, infrastructure and good price are some of the things which a
consumer looks for while buying property.
